All room prices include VAT and a full Scottish Breakfast / Continental Breakfast.
Single room: £108 per night
Double/Twin room: £108 – £120 per night
Family room: £120 – £156 per night
*Rates vary from Spring to Winter, please check availability via our online booking or contacting us direct for prices for specific dates.
**Tour Company/Group bookings will be charged at a flat rate for all rooms required. Please contact us direct for requirements and best prices.
*** There is a minimum 2-night stay, when booking through our website during peak season. Single night bookings are subject to availability when contacting us direct and may be charged at a higher rate during the peak season.

Our aim is to ensure you have a comfortable stay with us and as such, all our rooms include:

Our guests also have exclusive access to a lounge, including a kitchenette, giving you the freedom to make packed lunches or have a light meal when it suits you. Should you wish to relax out-with your room, the lounge is equipped with a TV, books and games.
We have a large, accessible car park at the rear of the premises providing spacious parking for residents. (Wet weather motorbike covers may be available, on a first come, first served basis.)

Terms & Conditions
Royal Oak Guest House operates a no smoking policy on the premises, in line with Scottish legislation and for the comfort of our guests.
Guests can check in from 3.00pm on the day of their arrival and it is kindly requested that you check-out by 10.00am on day of departure. Requests out-with these times may be considered and should be requested at the time of booking.
Please note that for the consideration of other guests we do not accept stag / hen parties.
A valid credit card is required to secure all bookings. No funds will be taken at this time. However, in the event of cancellation within 7 days prior to the booking, payment will be taken equivalent to the first night’s accommodation. Where a ‘No Show’ or less than 24 hours cancellation is received, the full cost of the reservation will be charged.
Please note that under Scottish law, reservations are legally binding.
Intending Guests are advised to have travel insurance to protect against unforeseen circumstances, in particular adverse weather which can seriously disrupt ferry and flight schedules in and out of Orkney.
